Featured Development - Lexington Meadows

Wellington Management, Inc. recently started site work on the Lexington Meadows project at the southwest corner of Lexington Avenue and 109th Avenue. Wellington Management, Inc. was established in 1984 and is family owned and operated in Saint Paul. Currently, Wellington Management, Inc. owns and manages a $400 million portfolio of more than 100 properties in 23 Twin Cities communities, totaling over four million square feet.

More than 600 tenants have chosen to locate in Wellington-managed buildings, making the company one of the top commercial real estate firms in the Twin Cities. Wellington purchased 80 acres at the site however; they will only be developing approximately 32 acres, as the other 40+ acres will remain wetland or ponding.

Dominium Development recently started the Legends of Blaine senior apartment, which is part of the overall project. Wellington is in the process of finding potential users such as anchor grocery, hotel, bank, restaurants, retail and service. With the residential growth along the Lexington Avenue corridor to the north, this site offers a unique opportunity to bring new commercial businesses to Blaine. Site work will continue over the winter and buildings could potentially start sometime next spring/summer. 


Legends of Blaine

Dominium Development broke ground on the Legends of Blaine senior apartment building near the corner of 109th and Lexington Avenues. This $30 million project will include 198 units of affordable senior rental apartments with various building amenities such as underground parking, a community room with fireplace, fitness center, theater room, card/craft room, and a landscaped outdoor seating area. 

Apartments will feature private balconies or patios, washer/dryer in each unit, large walk-in closets and nine-foot ceilings. Units will include one, two, and three-bedroom options. Rents will range from $975-$1,350 per month depending on the size of the unit. The project is anticipated to be completed in mid-2020.

Taco Bell

Taco Bell recently opened their new store just south of 117th Avenue near Walmart and Lowe’s. The building incorporates new exterior design features that include a rusted metallic look.

Tumble Fresh

Tumble Fresh Coin Laundry 

Tumble Fresh recently opened a fifth metro location at the corner of 105th and University Avenues. Tumble Fresh is located in several other metro area communities including White Bear Lake, Cottage Grove, Coon Rapids and Fridley. The business prides themselves on being a step above the rest with their state-of-the art credit and debit card ready machines, as well as a clean, modern, and well-maintained facility.


Recent City Council Approvals


Springbrook Addition

On December 20, the City Council approved the Springbrook third and fourth additions. This approval adds an additional 29 lots to the Springbrook development, which is located near 129th Lane and Flanders Court, west of Hastings Street. Capstone Builders is the main developer/builder for this project.

Mill Pond

On December 20, the City Council approved a preliminary plat for 93 lots for the new subdivision called Mill Pond. This project is east of Lever Street, north of Main Street. The builder is proposing floor plans that would provide 1,500 to 3,084 square feet of finished area with homes having elevations that include brick, stone, or Hardie/LP siding and varying elevations. The builder for the project is D.R. Horton.

Radisson Woods on Main

Also on December 20, the City Council approved the final plat for Radisson Woods on Main. This project is located on 60 acres at the northeast corner of Main Street and Radisson Road. The plat includes five single family lots. Much of the area will remain undeveloped and wooded due to the amount of wetlands on these lots. The developer for this project is Shade Tree Construction

Did You Know?

Blaine’s estimated population in 2017 was 65,369 making it the largest city in Anoka County and 12th largest in the State of Minnesota. The Metropolitan Council estimates that Blaine’s population will exceed 87,000 residents by the year 2040.
